In light of what is going on in our economy and in the local housing market and with so many people facing foreclosure or finding themselves upside down in their mortgage, I have taken special training on helping homeowners in distress.

According to statistics, one of the biggest problems is that most people don't know of their OPTIONS if they are facing financial difficulty.  FORECLOSURE SHOULD BE AVOIDED IF POSSIBLE.  One of the issues I have been trained in is explaining those strategies to the homeowners so they can make the best decision for their future.

I believe in a win-win situation in which all parties come out with some benefits.  In one short sale I handled, I was able not only to satisfy the second mortgage holder (who would have received $0 if the property went to foreclosure) and got them money; also satisfy the first lien holder but also got MONEY for the seller to help in relocation!

This was probably the best solution that could ever be made and probably not made that frequently if at all now.
